In early 2025, property owners and prospective property purchasers in Fairfax County have a unique opportunity to propose changes to the County’s Comprehensive Plan as it pertains to the properties in question. Known as the Site-Specific Plan Amendment (SSPA) process, this program enables property owners to propose increasing density, converting old land uses, or changing the mix of uses. Nominations will be accepted from January 13 to February 13, 2025.
Certain aspects of the SSPA process involve transportation issues. As in previous SSPA periods, our team has assisted property owners with their nominations, analyzing projects to obtain and leverage data to help justify a lower vehicle trip generation while increasing density.
