Wells + Associates conducted traffic impact studies and parking studies in North Carolina for Concord Mills, a nearly 1.4-million-square-foot shopping mall located in Concord, North Carolina adjacent to the Charlotte Motor Speedway. Concord Mills is in Cabarrus County, adjacent to the Mecklenburg County border and Charlotte city limits, and about 12 miles from Uptown Charlotte.
Concord Mills is North Carolina’s largest single-site tourist attraction, with tens of millions of visitors each year. The retail district around the mall has rapidly expanded since construction of Concord Mills, with dozens of restaurants, stores, hotels, and auto dealerships opening along Concord Mills Boulevard, the main road in the region.
Large-scale value retail centers such as Concord Mills are market-dominant shopping and entertainment experiences that feature one-of-a-kind retailers. These centers typically consist of over 1,000,000 square feet of regional value retail space and an additional 1,000,000 square feet of out-parcel development.
Concord Mills is one of over a dozen properties originally developed by the Mills Corporation and now owned by the Simon Property Group. Wells + Associates has performed traffic and parking studies at numerous other large-scale retail sites, including Colorado Mills, Arundel Mills, Potomac Mills, Discover Mills, Opry Mills, Gurnee Mills, Katy Mills, Grapevine Mills, Arizona Mills, Ontario Mills, the Block at Orange, and St. Louis Mills.
