Wells + Associates (W+A) was retained by Trammell Crow Company to conduct a traffic study for the third phase of their Sentinel Square development, located in the NoMA neighborhood of Washington, DC. The study was conducted in accordance with National Environmental Policy Act (NEPA) requirements for federal government tenants.
The study analyzed the traffic impacts associates with the 540,000 SF office building and identified transportation options available for future tenants of the building.
Sentinel Square has strong regional and local vehicular, pedestrian, bicycle, and transit access. The study found that implementation of Transportation Demand Management strategies would minimize traffic impacts by encouraging employees and patrons of the retail to use the other multimodal transportation options proximate to the site.
The study also found that signal timing adjustments and the proposed conversion of L Street and M Street from one-way traffic to two-way traffic would further reduce congestion in the study area.
